Open houses are crucial to the success of a listing agent. Ive been through many myself and found chaos can ensure much easier than sanity, especially on a popular listing. So todays blog is all about how to effectively manage your open houses.
First lets start off with the Tai Chi. Tai Chi usually refers to the flow of an interior of a home, but during open house I’m referring to it as how, where, and when your pedestrian traffic will flow smoothly, or not so smoothly.
Starting with the exterior, I get a Maryland pedestrian barricade rental company to set up the Tai Chi around the house. Its cheaper than you might imagine, and when you don’t want to have to worry about the men seeing a decrepit air conditioner in the back, or kids falling into the pool, you either hire a guard, expensive, or get a Southern Maryland temporary fence rental company to fix up your exterior traffic flow.
Ok, this may sound cheesy, but yes i really really do bake cookies when I’m doing an open house, lol. No, Im serious. Here is how to get that cookie smell for hours without actually having to concentrate on the oven. Set the oven almost as low as it will go. I shoot for 170 degrees. Ive had good luck with that. Next, don’t dollop the cookies on the sheet. Assuming you just buy a roll of cookies from the grocery store, just put the whole roll in there on a cookie sheet, or some aluminum foil in a pinch. The secret to that is, that individual dollops will be done in 45 minutes, even on low, but in a huge ball, it will put off that smell for hours and hours at 170 degrees F.
Worst case scenario, and this happens all the time, is that I’m called out on the wonderful staged cookie smell, but at the very least its a great conversation starter, and TWICE now I’ve got a sellers agent listing from the same people looking to buy a house, notice my attention to detail, and want me to LIST THEIR HOUSE. Yes, thats right, for $3.23 or whatever Pillsbury cookies cost, Ive more than once picked up $12,000 commissions!
Stock them, sometimes they get used during these things. You want potential customers to feel like they can take time to look around. Bow movements don’t always time themselves well, and if the customer runs out to the local gas station, usually they wrap up their viewing early, and then head out to take care of business.
Having the necessary stock to take care of this natural biological need is crucial to keeping the customer there for hours. The longer the customer stays, the more it starts to feel like home.
