Staging the Exterior
Ok we’ve talked about the staging of the interior of your house. The house needs to look lived in on the inside, but what about the outside? Powerwashing and Grass cutting are crucial to having a lived in home. Many real estate agents don’t want to spend the money prepping a house for sale, cutting the grass each week, or paying a company to power wash it, but it can mean the difference between wasting your time showing the house, and closing a deal.
To Sell or Not to Sell
Money invested in a sale will be recouped, and often i’ll set a 3% commission PLUS whatever costs are worked into the sale. I pretty much plan on calling a small power washing company in Southern Maryland and work the price into the sale. I hope I don’t shoot my own foot by recommending my secret sauce company, but they do a great job, and if they stay in business, all the better for me. Whoever you use for the power wash, ask how they charge. More and more are starting to charge by the hour, which makes sense, because who wants to drive out to a house and give a free estimate for a $200 job, and then don’t get half of them. They want to know they have the work before coming out.
